Must a landlord give tenant notice of not renewing lease? Does a landlord have to give notice to the tenant if he is not renewing the lease? Does the land have to give notice to the tenant at the end of a lease? Watch as Attorney Tom Olsen answers these questions and more! 

 
 

Dave: Yes sir, I have a small little apartment complex and I have a lease expiring with one of my tenants.

Dave: I am choosing not to renew the lease. Do I -- is there any notice to give them or

Atorney Tom Olsen: You are not obligated to give them any notice from a legal perspective. From a practical perspective you should let them know. Then “Hey when it is up, it is up, I am not going to renew with you. If your lease is up on September 30th, I am expecting you to be out of there on September 30th”.

Dave: Okay, so basically just when they pay the rent, I can give them the receipt for the rent for the month, and then at the same time, here is a little courtesy notice or a note says “Hey at the end of this month, when your lease expires on September 30th I am not renewing your lease so please make the accommodations to vacate the property.

Attorney Tom Olsen: Dave you hit it perfectly, I like the term courtesy note, yes, I think that would be wise of you. Not legally required but wise of you.
